From what I originally quoted (with clauses) I was paid 8 times more than what the total should have been. Just a few pointers, this all occured to me, with a quote for 13 luxury houses in Salcombe, which took all in all 2 years to finish the job. You have quoted to clean windows and frames (very high, full size windows!!) to find when on site the 'Painters' have sprayed all the powder coated finish. You and your team have just completed a complete vacuum and mop down of all Oak floors in property, and then because seal finish was not up to scratch the whole area was sanded down again, Sawdust everywhere. You and your team have just completed cleaning all bathrooms of grout and cleaned porcelain pre sparkle and then Painters come in to rub down ceilings and cover everything in paint dust (if you hav'nt done this before, Trades do not clear up after themselves) There is NO initial Builders Clean and then a magical Sparkle Clean because soooooooo much happens inbetween for snagging ( the bit where the job is not finished off correctly and Trades have to come back and put right) It is a different, unforgiving, frustrating world, but can be financially viable. And got in and did an hours work, then packed up asked what was going on by the owner, I pulled out my terms and said my guys have done a 10 hour shift and are leaving.ĭon't know who finished the clean, but we did get paid and still got work from the contractors.Īre you looking to develop your business into Builders Cleans, Susan? Luckily I had set out my terms stating that I had quoted 120 hours and if it went over that due to them not being prepared for us any extra time would be chargeable. It is vital that you set out your terms before you start, because builders will expect you to do everything and wait around for them.Ī few years ago I turned up for a builders clean on a night club in London, there was 12 of us and they said they weren't ready. Set of steps or a hopper.Ĭhemicals, we only use washing up liquid for washing down, but plenty of de-scaler for toilets because they tend to keep the old toilets especially on shop refits. ![]() Windows we have 1 guy just gets straight onto them because they need a couple of washes before you can even scrape any crap off then another wash before a final inspection for any marks left.Īfter cleaning each area get the site manager to sign it off, because if they muck it up you charge it as an extra.Įquipment wise, minimum tub vac with small brushhead, upright vac for carpets, mop and bucket, window cleaning set with sharp scrapers, lots of cloths and scouring pads. System we use is clear all debris, sweep hard floors, vacuum ledges and surfaces and carpets, wash everything down and check for paint. ![]() When on site, start in one area get it finished and then they can use that space to put there tools or anything else that will be in your way. When you go to quote, write down everything the site manager wants, walk round every area and work out how long then double it. Had one recently with no water or electricity, so had to take our generator and water bottles. Windows need to be cleaned about 3 times. Builders cleans can be a nightmare, you can go and quote and think that will take 40 hours, get there and it takes double the time, because other trades on site still working, everything you do they muck up, any floors you wash or seal they walk through, areas not cleared.
